Building a One Million Pound Property Portfolio
Want to save up to 150,000?
Traditional Buy-to-Let Mortgages require at least 15% deposit, taking this figure as a guide; to build a portfolio of one million pound you will require at least £150,000 in deposits alone!
At Buy-Investment-Properties our aim is to build our Customer's portfolio with as little money upfront as possible. One of the main methods we achieve this by is to ensure there is NO deposit to pay and as much as possible of the legal fees are covered upfront.
The traditional route used by most start-up investors is by re-mortgaging a previous property, then taking the equity out and using it as a deposit for another property.
Most investors have come to realise there are many drawbacks with this technique:
- Increased mortgage payments on the first property.
- Spending the equity which may have taken years to build up.
- Re-mortgaging & Legal fees.
Most people are wondering how we do this; over the past few years we have built some excellent contacts in sourcing below market value properties that have helped us to develop a healthy supply of properties, which we offer to our investors. We predominately deal in freehold properties, due to the fact that one does not have to pay a service charge and ground rent which simply eats into your profits. Furthermore a freehold property gives you more control in terms of adding value through perhaps adding an extension or indeed re-structuring the building.
Some of the other benefits of our service include:
Armchair investment - Yes, we virtually manage the process from start to finish! We source the properties and select the best mortgage product through our panel of financiers and complete the transaction working closely with our highly experienced solicitors.
Low Risk - We share the risk of a property evaluation, it is in our interest for the property to value up, otherwise the investor and we lose money. Thus we ensure we do as much due diligence as possible before offering the deal to our investors. As a matter of fact if the property does not value up to the anticipated amount we will even pay 50% of your valuation fee.
Finance/Legal - We have painstakingly put a financial and legal team together to ensure the purchasing process is as simple as possible.
