We have been managing their own portfolio for a number of years and have worked alongside many landlords in managing their respective portfolios and guiding them in terms of successful investment property management and in doing so have acquired indispensable knowledge in all aspects of portfolio management.
We have been involved in renovations, ensuring the property complies with all legislation, managing the expectations of the tenant and advising on section 8 and section 21 eviction procedures. Our portfolio Manager has been to court in eviction proceedings and thus has hands on experience of the system.
Our Portfolio Management services include the following:
General Services
- Recommendation on type of cover you may need in terms of covering you appliances (e.g. boiler).
- Insurance services, typically we can get 30% / 40% discount on landlord insurance renewals, in some cases this can be up to £100 per property. On the renewal of the property please call us and we will get the best quote for you.
- When a tenant does not pay their rent we send out letters to remind them to pay their rent. However please note this does not include solicitor's services to assist the eviction if required.
Maintenance
- Most letting agents will not ring around to obtain the best price for maintenance & repair. For example a Gas Safety Certificate can cost up to £120 (with multiple appliances), however we try to ensure we can reduce this cost.
- Where an expensive repair is required we always investigate the problem to ensure you do not pay any extra.
Your interests
- We will always look after your interests, thus do everything in our power to get the property rented.
Rents
- On a monthly basis we will check with yourself to ensure you have received all your rents.
Other Benefits
- This service can be fully claimed back as an expense, thus we send you an invoice every month and you can reduce your tax bill.
