With an increase in demand for our property deals, investors have often asked us why we don’t have a more detailed, structured property building service

So we looked at our deals and came up with our new service, tailor made to suit our investors. Our portfolio building service is designed and geared for people who want to own investment properties, are “time poor” and who see property as long-term investment. Due to the nature of this new service we will only accept two portfolio investors at any given time.

It’s well documented in the media that people are not saving enough for their retirement & with an aging population the state pension will not provide us with an adequate income. One of the best alternatives is property; here are some of the big reasons to own investment property:

  • Equity Release –Tax-free & providing there is sufficient growth this can be done with 5-7 years!
  • Monthly Income- Proving sufficient care is taken you can have a small income from your property each month.

i) Once the application has been submitted one of our property experts will contact you and have an initial 10 minute 1-2-1 phone consultation to assess your application. Please note at this stage we will require evidence of the portfolio scheme fee.

ii) If both parties agree a plan of action to pursue the portfolio scheme, BIP will issue a contract of engagement which will be signed by both parties and upon signing; the fee of £17995 + VAT will be requested for which the investor will receive an invoice for.

iii) Upon receiving the fee we will then source suitable bmv properties and manage the entire buying process providing a minimum of £60,000 equity with positive cashflow.

The portfolio building service typically consists of 3 properties. There is a fine balance between cashflow positive properties, but also having enough equity in property for future profits. Thus we work very closely with your self’s to ensure we get the right properties for you.

FAQ

1) At what point do I pay the £17,995?

This is paid as soon as both parties agree to pursuing the portfolio scheme and engagement terms are signed.

2) Where will the properties be located?

Nationwide

3) How do I know the properties are a genuine discount?

We provide the due diligence for you using our experience and investor tools readily available online. Furthermore we then obtain a RICs survey which is done via the lender that establishes the current market value and also if there are any structural or damp and timber issues.

4) How long will it take to get all 3 of my properties?

This varies depending on your personal circumstances; it can be from 3 months to 6 months.

5) What would be the condition of the properties?

The general condition of most of our properties is good. However we do recommend that most properties will require a lick of paint & new carpets before letting.

6) Would you rent them for me?

We do not offer the services of renting, however we recommend some local agents.

7) Can you mange the properties for me?

If the property is located in the north of the country, we can manage the property for you on your behalf.

8) Why are you not taking these deals yourself if they are so good?

We have a substantial portfolio and have built our knowledge and contacts to a level where we now sell property and occasionally buy. One can’t buy everything, simply because the finance is not readily available anymore and we have got to a level where to be frank we do not want anymore tenants!

9) Do you have any testimonials?

10) Will they be rented already?

If stated Yes, normally most properties are vacant on completion.

11) Will this include furniture?

This can vary, however in most cases no.

12) How do I get the finance?

We can put you in touch with the relevant people who will source the whole market and get the best product for you. However we would need to ensure you are financially comfortable and have enough cash reserve also. Furthermore your credit rating would have to be excellent in order to get the mortgage in place.

13) What are the tax implications in property investment?

Essentially there are four types of tax if you like in property – stamp duty, capital gains tax (CGT), income tax and inheritance tax (IHT). Each and everyone have certain criteria before one is actually taxed.

Stamp duty is 1% on properties above £125,000 and these are mostly the properties we source, hence no tax!

Income tax is payable annually on self assessments.

CGT is set at 18%-28% when you come to sell the property although the first £10,400 is tax free. In joint names this doubles to £20,800.

IHT is taxable at 40% on estate over £312,000.

There are numerous ways in which to reduce your tax liabilities and we will guide you appropriately and put you in touch with property specialist tax advisors.

14) How do you obtain the valuations?

A RICs surveyor will conduct a valuation of the property on behalf of the lender.

15) What is the difference between the portfolio building service and your normal deals?

You will get first refusal on properties, furthermore we will work closely with yourself to ensure you get properties which meet your needs. See section Why go for the portfolio scheme?
