UK landlord arrears down – Sep 2010!

Only 16% of landlords reported an increase in unpaid rents over the last 12 months, representing a two year low. Furthermore 82% of landlords reported void periods of less than 4 weeks per year with increased confidence in the rental market this year. The research was carried out by LSL Property services.

The rental market is pretty buoyant in the UK as lending is still difficult to obtain forcing many first time buyers as well as families to rent as opposed to buy just now due to affordability and the higher deposits generally required across the board with lenders. The social housing departments of councils are short of property and thus many landlords are exploiting the DSS market where often rents are higher than renting to a private tenant subject to area and family renting (i.e. more people in a household usually qualifies for higher DSS payments).

With the rental market buoyant at the moment, many savvy investors are picking up good below market value investments producing great cashflows and waiting for the medium to long term for the added incentive of capital growth also.
