Finance Example

Lets look at a typical deal and how the finance is structured, take Unit 380 as an example above. The market value is £91,950 with an off-plan price of £75,950. A 10% deposit of the off-plan value is required to invest on this plot, which is £7595. £2000 is paid on reservation of the plot, then the remainder of the 10% is payable within 30 days of the reservation, in this case £7995. Nothing else is paid until completion of the development.

In this example the mortgage value obtained is greater than the balance due to the developer, so there is £5205 owed to the investor. This amount would be put towards the completion costs. Total cost on completion would be £2500, which comprises of solicitors fees, stamp duty, mortgage valuation, service charge, search fees, transfers, and ground rent, less the money owed to the investor. Total amount required to invest, including completion costs, would only be £4890. A typically interest only buy-to-let mortgage on based on 6.2% interest, monthly payment would be £380/month, with expected rental of £500 thus providing positive cash-flow from day one.
