Property investment - Now is the best time to buy!
Gone are the good old days of buying property and flipping within a year and making a handsome profit. At the time lending was lenient and property prices were climbing quickly and those who did invest profited nicely.
Now it is a different kettle of fish whereby lending is tight and one has to think about all the factors impacting the property market prior to investing. Furthermore there are risks such as unemployment and the cost of living having increased has somewhat deterred many from investing. The flip side to all of this is that there are many bargains out there and as Warren Buffet said;
"The investor of today does not profit from yesterday's growth
Be fearful when others are greedy, and be greedy when others are fearful"
It makes sense. The best time to buy is when the prices are low and the best time to sell is when prices are high. Or as Buffett says,
"if you wait for the robins, spring will be over"
So say you buy 10 properties (average £100k) in 2008 without investing deposits for each and all cover the costs for a time period of 10 years and over this time they double in value, which is a fair assumption based upon historic trends in the UK. Then in 10 years time you will have a portfolio worth approximately £2m with a £1m debt assuming you took out interest only mortgages. Hence you are a millionaire!
Property is a medium to long term strategy and we would recommend holding them for 7-10 years before you see the returns you are expecting. Manage your cashflow during this time and you will secure your financial future in 7-10 years time
