Mini e-course Part 2 – Sourcing BMV property leads & deals!

Hello again, welcome to the second part of our free e-course, if you missed the first part or need a refresher click on the following link - property investment strategies.

The marketplace is continually changing and one has to keep abreast of these changes and stay at the forefront of their strategy adapting as and when required.

So how do I actually source good bmv property deals? What are other Professional Investors doing that I’m missing…there are a number of marketing strategies that will put you in the face of sellers in particular motivated sellers!

1. Leafleting

This is the bread and butter of property sourcing. Designs simple leaflets outlining you buy property for cash…the leaflets can be black & white or colour on A5 or A4 paper. You can either have a leaflet day where you place leaflets in your local area through specific streets that match your criteria in terms of the price of houses or alternatively you can employ an individual to leaflet for you. You may find it easier to simply pay Royal Mail a fee to deliver your leaflets…check out their website for more information. Post approximately 20,000 leaflets per month at a cost of approximately £600 which should bring you at least one deal!

2. Newspapers

This method is far more expensive than leafleting, however less time consuming. I would recommend to using this method if it is affordable to you and usually it is a good idea if you have an advertisement in the paper representing the area you are leafleting.

Check out your local paper and look for advertisements of this nature…simply reword and every week record your response rate. Is your ad working…? Are the ads from the previous week still there…ah ha they may be getting a good response - competitors won't keep reposting ads if their not getting a response! Change your ad until you find the best mix of words and design.

Call you local paper just before print and you may find that the ad will be cheaper as they are looking to fill the space. Alternatively you can negotiate a bulk discount…ad over say 8 weeks will cost you less than an ad for 2 weeks.

3. TV / Radio adverts

This is the most expensive type of advertising and can cost thousands, a good advert in the right setting should secure you one or more bmv property deals. The audience can be far greater subject to which channel you are advertising through and can present your company with visual advertising that can be more appealing, but very expensive.

4. Networking or buying bmv leads

In order to enhance your property knowledge - networking is essential. You will find novice investors and experienced investors who all have something to offer. You never know what opportunities will spiral from networking and often leads and genuine below market value deals can be passed over to you as well as the opportunity to joint venture.

5. Internet Marketing

The Internet marketplace gives you access to Customers 24/7, however driving traffic to your site can be tricky, bmv property lead generation is a competitive market. The cost can be expensive dependant upon which words you bid for in Google, Yahoo and MSN. The potential is great here and subject to how much money you put in you can source a few bmv property leads per day. If you are working fulltime, it would be easier just to outsource the internet marketing activities according to how much is affordable to you.
