What is below market value (BMV)?
Buying property below market value enables you to gain equity from day 1, so long as you obtain a genuine discount qualified by an independent RICS chartered surveyor.

How do I buy these types of properties?

Once I have registered and choose a suitable property, what happens then?
One of our highly experienced Property Client Directors will talk you through the process in detail; however the system is designed so as to provide you with minimum hassle. We recommend the solicitors, the financier and work closely with you each and every step of the way until completion. In simple terms:
- You reply to our property email with your interest.
- We call you to discuss the deal and assess your suitability.
- If suitable, our financing partners qualify you for a mortgage and request a valuation of the property.
- Our recommended solicitors send out relevant documentation to you and also start the searches.
- Typically within a month we complete and the keys are handed over to you.
How much does this service cost me?
Buy-Investment-Properties source property whereby your deposit of 15% is covered. Each deal varies according to the level of discount and the amount of equity gained, however typically the cost would be approximately £2500 for sourcing the property and managing the entire transaction process through to completion.
How many buy to let deals can I have?
This is entirely up to you, so long as you can manage them and get the sufficient finance.
How do I know that the discount is genuine?
You can choose your valuation firm (e.g. Colleys, Countrywide etc) and therefore have control. Furthermore the surveyor does not work for us but for the lender and any dishonesty would jeopardise his/her career.
How quickly do I have to complete?
Due to many of the properties being repossessed the completion times are very strict and hence we often need completion within 28 days. This should not be a problem as long as you send your documentation back to our recommended solicitor promptly.
Can I use my own brokers?
We are happy for you to use your own broker however the responsibility of obtaining an offer remains with you and previous experience has meant that the deal is sometimes lost due to the offer not coming back within the 28 days. We would thus recommend that you let our specialist brokers work with you and secure the offer in efficient timescales. We manage everything anyhow and keep you posted throughout.
Can I use my own solicitor?
We strongly recommend that you use our solicitor for reasons of haste. Our solicitors charge a preferential rate and know the BMV industry very well and therefore can relate to this type of transaction.
At Buy-Investment-Properties, the deposit of 15% is covered for you and so you often receive at least £15k equity from day one and any capital growth accumulated over the years you keep the property is simply a nice bonus!
